Investment Property
From time to time, we will offer properties for sale. The purchase of
these properties may, or may not require the use of traditional financing
methods. More often than not, they will become available with "seller
financed terms".
If you are looking to buy a house for yourself, or as an investment, but are
unable to qualify for traditional financing, don't give up. It's possible
we may still be able to work together.
At this point I'd like to make
something clear. I am not a real estate agent. I do not represent
people in real estate transactions. Rather, I find properties to resell to
buyers / investors. I participate in real estate
transactions solely as a principal in the transaction.
Typically, when properties become
available, they fall into one of three categories, or one of three types of
investment.
1. The first type is available
either at, or below market value. Typically, you must have from
$3,000.00 to $6,000.00 to put down (occasionally more depending on the value of
the home), but is available with "seller financed
terms", and requires no credit check.
2. The second type of property
is available at below market value, or has a good rental cash flow.
For this type of property you must have at least 10% to put down, and good
credit in order to purchase.
3. The third type of property
is available at substantially below market value, however you must be
able to pay all cash within 24 hours in order to be able to
purchase.

submit the following form with your contact information, and be sure to
indicate the
type of property you are interested in.
If you fill out the form, your name will be
placed on an "Investor / Buyer" list. As properties become
available, the property information will be sent to everyone on the list for
their consideration.
Any offers will be considered on a "first
come, first served" basis, with the final sale being determined by the qualified buyer,
who makes the best offer, and is the first to wire the appropriate funds to our bank
for deposit to complete the transaction.
